193 Aquarius Mews, Marinaside Resort tower on the False Creek seawall in Yaletown

Marinaside Resort Condos – 193 Aquarius Mews | Sales Guide

|

193 Aquarius Mews is the 32-storey anchor tower of Marinaside Resort, the Concord Pacific complex at the foot of the False Creek seawall in Yaletown. It is also one of the most consistently traded buildings on Marinaside Crescent, with 280 suite sales recorded since 2000. Below, we look at what suites have actually sold for, how prices compare by floor plan, what the strata has completed recently, and what buyers and sellers should take from the numbers today.

About the data: Sales figures cover suites in the 193 Aquarius Mews tower (including the third-floor garden residences) from Greater Vancouver MLS® sold records through August 8, 2026. Active listings are as of mid-October 2026. Strata information comes from the strata corporation’s 2025 budget, council and AGM minutes, insurance summary and 2022 depreciation report. Several yearly samples are small, so treat single-year figures as directional.

“Buyers who walk through 193 Aquarius Mews today are looking at a building that has just finished its largest project in years. The roofs and decks are done, the lobbies are new, and the elevators are being modernized, so the conversation has shifted to view, floor and finish.”

Key Takeaways

  • Price per square foot has levelled off. The median sold price was $1,167/sq.ft. in 2025 and $1,160 in 2026 so far, compared with a 2022 high of $1,485.
  • Typical prices: since January 2024, one-bedroom suites have sold for a median of $750,250 and two-bedrooms for $1,131,700.
  • Recent sales have moved quickly. All three 2026 sales closed in four days, and sales since January 2025 have sold at a median of 97.8% of list price.
  • View and stack drive value. The south-facing 01 corner suites on high floors set the building’s price ceiling, reaching $1,786,000 ($1,699/sq.ft.) in September 2025.
  • The big strata project is complete. The $5.6 million roof and deck renewal, funded by a special levy paid through April 2025, received its completion certificates in June 2025.
  • Strata fees run about $0.77 per sq.ft. under the 2025 schedule, from $483.96 a month for a 625 sq.ft. one-bedroom.

The Building at a Glance

Marinaside Resort is a mixed-use strata (LMS4255) made up of three concrete towers, townhouses and seven commercial units, all built over a shared two-level parkade. Notably, 193 Aquarius Mews is the tallest of the three towers and houses the full amenity floor. Its suite numbers run to 37 because floors 4, 13, 14, 24 and 34 are skipped, which is why some websites list it as a 37-level building.

193 Aquarius Mews Price History

Because the tower’s suite mix shifts from year to year, price per square foot is the clearest way to track value. As the table below shows, the building rose sharply between 2015 and 2018, eased in 2019 and 2020, and then reached its high in 2022. Since then, values have stepped down gradually and have been close to flat for the past two years.

Year Sales Median price Median $/sq.ft. Median days on market
2014 7 $595,000 $748 7
2015 10 $604,400 $858 8
2016 15 $1,218,000 $1,189 9
2017 12 $1,105,500 $1,338 7
2018 3 $1,487,450 $1,474 9
2019 13 $823,000 $1,148 37
2020 10 $1,027,500 $1,152 19
2021 8 $905,500 $1,251 7
2022 7 $1,340,000 $1,485 9
2023 9 $920,000 $1,271 28
2024 8 $992,500 $1,214 10
2025 8 $804,140 $1,167 23
2026 (to Aug 8) 3 $910,000 $1,160 4

That said, the 2022 figure deserves context. Four of that year’s seven sales were large two-bedroom corner and water-view suites, including the building’s highest price per square foot on record: Suite 3201 at $1,818,000 ($1,775/sq.ft.). Similarly, the lower 2025 median price reflects a year weighted toward one-bedroom suites rather than a sudden drop in value. For broader context, Greater Vancouver’s composite benchmark price was down 5.5% year over year in September 2026, according to Greater Vancouver Realtors. Prices by Suite Stack

Each floor of 193 Aquarius Mews has seven suites, and the last two digits of a suite number identify its stack. In practice, the stack tells you most of what you need to know about size, layout and outlook. As a result, it is the most useful starting point for pricing.

Stack Layout Typical size 2025 strata fee Sales 2023–26 Price range 2023–26 Median $/sq.ft.
05 1 bed + den 625 sf $483.96 5 $679,000–$780,000 $1,160
03 1 bed + den 703 sf $542.37 6 $735,000–$838,000 $1,073
06 1 bed + den 724 sf $559.06 4 $780,000–$921,000 $1,174
02 2 bed + den 801–818 sf $617.47 4 $910,000–$1,093,000 $1,221
07 2 bed 850 sf $659.19 2 $1,131,700–$1,158,000 $1,340
08 2 bed + den 1,009 sf $784.36 1 $1,650,000 $1,597
01 2 bed + den corner 1,024–1,056 sf $792.70 5 $1,200,000–$1,786,000 $1,295

Two patterns stand out. First, the range within the larger stacks is wide: an 01 suite has sold for anywhere from $1.2 million to nearly $1.8 million, and floor height and an unobstructed south view account for most of that spread. Second, the one-bedroom stacks trade in a tight band, typically between about $1,050 and $1,275 per square foot. Here, renovation quality and view tend to separate one sale from the next.

Top Sales at 193 Aquarius Mews

The building’s highest prices have come from the top-floor penthouses and the high, south-facing 01 corner suites. In fact, Suite 3201 set the tower’s record price per square foot, $1,775, in May 2022.

Same Suite, Different Market

The most reliable way to read a building’s trend is to compare the same suite selling twice. Fortunately, 193 Aquarius Mews has several recent examples.

Suite Layout Earlier sale Recent sale Change Condition notes
3001 – 193 Aquarius Mews 2 bed + den, 1,051 sf, south corner $1,736,000 (Jun 2022) $1,786,000 (Sep 2025) +2.9% Renovated with central A/C in both listings; unobstructed water views
1605 – 193 Aquarius Mews 1 bed + den, 625 sf, city view $780,000 (Jul 2023) $735,000 (Apr 2026) −5.8% Updated with new flooring at the 2023 sale; city outlook both times
602 – 193 Aquarius Mews 2 bed + den, 801 sf, marina view $1,035,000 (Aug 2022) $929,000 (Aug 2026) −10.2% 2026 listing noted new flooring, appliances and custom closets

Taken together, these pairs show a split market. The best suites, with high floors, open south water views and quality renovations, have held their 2022 values. Meanwhile, mid-floor suites have given back roughly 5% to 10% since 2022 and 2023. Within the 02 stack, for example, a renovated 27th-floor suite (2702) sold for $1,093,000 in March 2025, while a 20th-floor suite (2002) sold for $910,000 in June 2026. Floor, finish and timing all play a part in that difference.

How 193 Compares With the Other Marinaside Resort Towers

Buyers often compare all three towers in the complex, since they share the amenities, the parkade and one strata corporation. However, they offer quite different suites.

Tower (2023–Aug 2026 sales) Storeys Sales Median size Median price Median $/sq.ft.
193 Aquarius Mews 32 27 724 sf $910,000 $1,176
1077 Marinaside Crescent 23 19 902 sf $1,068,000 $1,213
1099 Marinaside Crescent 12 5 1,536 sf $2,235,000 $1,513

In short, 193 Aquarius Mews is the complex’s most accessible entry point, with the most one-bedroom and smaller two-bedroom suites. By contrast, 1099 Marinaside is a low-rise of large suites directly on the water, so its figures are based on few sales and should be read as directional. Strata Overview: What Has Been Done and What Comes Next

Overall, the strata documents describe an active, well-organized council that has completed a long list of projects in a short time. Here is the overall picture as of the 2025 documents.

Recently completed

  • Roof and deck renewal: new roof and deck membranes, flashings, sealant and guardrails across all three towers and the townhouses. Owners approved a $5.6 million special levy in November 2023, paid in instalments through April 2025, and the work was certified complete in June 2025, on schedule and on budget.
  • Lobby refresh: redesigned lobbies, concierge area and lighting in all three towers, with the final staircase stage approved in 2025.
  • Elevator modernization: cab upgrades at 193 Aquarius Mews were well advanced by August 2025, with the remaining cabs in the complex scheduled for late 2025 and early 2026.
  • Building systems and security: a new enterphone system (completed under budget), EV charging infrastructure in the residential parkade, new security cameras and 38 accessible door openers.

Finances

As of June 30, 2025, the contingency reserve fund held about $1.77 million across the joint and residential sections. The joint section contributes $400,000 a year, up from $250,000 in 2021. Notably, owners voted 81 to 7 at the 2025 AGM against reducing that contribution to the statutory minimum. The 2025 budget raised overall strata fees by 5.96%.

What the depreciation report suggests

The 2022 depreciation report suggests renewing the third-floor podium (courtyard) membrane around 2028, along with modernizing the fire alarm system and making periodic parkade membrane repairs. At the 2023 special general meeting, the building envelope consultant estimated the podium membrane replacement at roughly $7.8 million across the complex. An updated depreciation report and an electrical planning report were both in progress or planned at the time of the 2025 minutes.

Living here

Under the bylaws, rentals require a 90-day minimum term, and short-term rentals are prohibited. Heat pumps and air conditioning can be installed with written council approval, and the 2025 AGM removed an older restriction on running them overnight. In addition, hard flooring needs approval with noise mitigation, and all washing machines must use stainless-steel supply hoses.

Parking and Storage

Of the 90 suites sold since 2016 with parking recorded, 83 came with one stall and 7 with two. Meanwhile, about 39% of sales with locker information included a storage locker, so buyers who need one should confirm it early. Parking in the complex is allocated through an assignment of a long-term lease from the developer, and residents can charge EVs through the building’s parkade charging infrastructure.

For Buyers

  • Price the stack, not the building. A median for 193 Aquarius Mews mixes 625 sq.ft. one-bedrooms with 1,000+ sq.ft. corner suites, so start with recent sales in the same stack and adjust for floor and view.
  • The major levy is behind the building. The roof and deck project has been paid for and completed, which is a meaningful advantage over waterfront buildings still facing that work.
  • Plan for the podium. Ask for the latest depreciation report and recent minutes, and factor the future podium membrane renewal into your long-term budget.
  • Confirm the details. Check parking stall assignment, locker availability, any heat pump or A/C approvals, and whether the washing machine hose bylaw has been met.

For Sellers

  • Condition and view carry the price. Renovated suites with open water views have held their value, so lead with those features and document upgrades clearly.
  • Share the strata story early. The completed roof, lobby and elevator work reassures buyers, and a clean, current document package helps them commit with confidence.
  • Price to recent stack sales. Well-positioned suites have sold within days in 2026, while the median sale since 2025 has closed at about 98% of list price.
  • Know your neighbours’ sales. With only a handful of sales a year, each one resets expectations, so it pays to review the most recent comparable before you list.
