Yaletown lofts for sale — heritage warehouse conversion buildings on Homer and Hamilton Street Vancouver

Yaletown Lofts for Sale: Every Building, Address & Sales History

|

Yaletown’s loft buildings are unlike anything else in Vancouver. Heritage brick warehouses converted into open-plan residences with fir beams, exposed concrete, and soaring ceilings — built once, never replicated. Here is the complete guide to every loft building in the neighbourhood, organized street by street, with real sales data going back to 2016.

If you’re searching for a loft here, you’re competing for a small and finite pool of inventory. These buildings collectively hold a few hundred units. When one comes to market, especially in the boutique addresses, it moves. This guide exists so you know exactly what you’re looking for before it does.

Yaletown’s loft district sits at the centre of one of Vancouver’s most walkable neighbourhoods. The restaurant row along Hamilton and Mainland Streets puts some of the city’s best dining within steps of the heritage loft corridor — Blue Water Cafe at 1095 Hamilton Street for seafood, Minami at 1118 Mainland for Japanese Aburi, Earls at 1095 Mainland, The Keg at 1011 Mainland, and Dovetail for one of the neighbourhood’s newer standouts. Emery Barnes Park sits directly between Homer and Hamilton Streets — a quiet green pocket that gives the neighbourhood breathing room rarely found this close to downtown. The Yaletown-Roundhouse SkyTrain station connects residents to the broader city in minutes, and the False Creek Seawall is a short walk south, linking the neighbourhood to David Lam Park, Kitsilano, and Stanley Park. Daily essentials are covered by Urban Fare on Robson Street and Choices Market on Davie. The Roundhouse Community Centre anchors the social side of the neighbourhood with year-round programming and events.

Actively looking for a Yaletown loft?

I’ve been selling in this neighbourhood since 2016. Let’s talk before something comes to market — not after.

Homer Street

Homer Street is Yaletown’s loft corridor — quiet, tree-lined, and home to the highest concentration of heritage conversions in the city. Almost every building here is a warehouse turned residence, and each one has its own character.

1180 HOMER STREET

McMaster Building

One of Vancouver’s most celebrated loft addresses. Originally built in 1910 as an industrial warehouse, McMaster was reimagined by Townline Homes in 2006 into just 15 residences. Reclaimed fir hardwood floors, wood beam ceilings, exposed brick and concrete, garage-style opening windows, air conditioning, and a car elevator system. Subzero and Miele appliances in many units. Rarely comes to market — 9 sales across the entire 10-year period.

Mainland Street

1155 MAINLAND STREET

Del Prado

One of Yaletown’s most consistently sought-after loft buildings. Originally a 1912 warehouse, converted in 1996 into 30 large-scale heritage condos across six levels. Reinforced concrete, steel, and brick construction. Virtually every unit in the dataset is a 2BR at 1,100–1,400 sqft — there’s almost no product variation, which is exactly why pricing here is so predictable. Rooftop BBQ deck, air conditioning, and underground parking throughout. 13 sales since 2016 with the tightest pricing band of any loft building in this data.

Metropolis

The most liquid loft building in Yaletown — 32 sales since 2016, more than any other in this dataset. A high-rise loft-style building with open-plan suites, high ceilings, and a wide range of floor plans from studios to penthouse suites. Broader price range than the boutique heritage conversions, but also the most data to work with when benchmarking value. The PH penthouse at $2.85M in 2019 is an outlier; most trades are in the $800K–$1.2M range.

What the data shows: Yaletown loft pricing peaked across most buildings in 2021–2022 and has softened since. The buildings holding value best are those with the fewest units and highest-quality finishes — McMaster, Del Prado, and Park Lofts. Entry-point buildings like Murchies and Metropolis have seen the sharpest corrections from peak. If you’re buying today, the spread between 2022 peaks and current asks represents a real opportunity in buildings with strong long-term fundamentals.

What to Know Before You Buy

Supply is permanently limited. These buildings were converted once. There are no new heritage loft buildings coming to Yaletown. Total inventory across all these buildings is a few hundred units. When a unit comes up — especially in the boutique 10–25 suite buildings — it often sells before most buyers have booked a second showing.

Every unit is different. Unlike a tower where units on the same floor plan are essentially identical, loft suites in heritage conversions vary dramatically — in ceiling height, brick exposure, window size, floor condition, and layout. A unit-level view matters more here than anywhere else in the city.

DOM is real signal. McMaster averages 68 days on market — the highest of any building. These aren’t distressed sales; they reflect a buyer pool that needs time to find someone who genuinely wants that specific address at that price. Sellers should price accordingly.

Strata fees have risen. Every building in this dataset shows meaningful fee increases from 2016 to 2025–2026, particularly in the older heritage conversions. Factor ongoing maintenance of brick and timber structures into your ownership cost calculation.

Loft Buildings with Air Conditioning in Yaletown:

  • 1241 Homer — 1241 Homer St
  • Ellison — 1228 Homer St
  • Del Prado — 1155 Mainland St

The rule of thumb in Yaletown lofts: buildings converted or built after ~2005 tend to have AC; pre-2000 heritage conversions generally don’t unless it’s been added by the owner. It’s always worth confirming unit by unit as the buildings are now adding bylaws where you are able to install A/C system.

Thinking about buying or selling a Yaletown loft?

I’ve been working in this market since 2016 and know these buildings — not just the listings, but the strata history, ownership composition, and the nuances that determine whether you’re getting fair value. Reach out before something comes up.

Yaletown lofts don’t price like the rest of the market. A heritage conversion at Del Prado or McMaster trades on a completely different set of fundamentals than a tower condo two blocks away — exposed brick, fir beams, ceiling height, unit character, and a buyer pool that knows exactly what it wants. Getting the number right matters, and getting it wrong in either direction has real consequences. If you’re thinking about selling your loft or condo in Yaletown, I’ve been tracking every sale in this neighbourhood since 2016 and can give you a grounded, data-backed picture of where your home sits today. No automated estimate — a real conversation about your specific unit, your building, and the current market.
