If you are after a home that has air conditioning, you really have two options –

  1. Buy into a building that has the A/C built-in which means it’s most likely a newer building such as Burrard One Place that was built after 2019 or a luxury building on the waterfront such as The Erickson. Higher-end developers and projects seem to have figured out climate change / comfort earlier on and had A/C included as early as early 2000’s.
  2. Alternatively, you can find a building in which strata permits the installation of Air Conditioning (there are currently a handful but this is becoming a popular option). Some of the buildings and their listings that allow to instal split systems are below. Please note these are constantly changing because of the strata bylaws. Starting January 2025, all buildings that are taller than 3 storeys will have to have air conditioning. The City reports that implementing mechanical cooling systems may increase overall construction expenses by up to 3.5%. This policy was approved by Vancouver City Council. However, these costs tend to be lower when mechanized cooling is integrated into a terminal heat pump system, as opposed to utilizing separate heating and cooling systems.
