King's Landing

King's Landing at 428 Beach Crescent is a 29-storey, 158-unit concrete tower by Concord Pacific, designed by Vancouver architect James Cheng. The complex includes two related addresses — 426 Beach Avenue and 1515 Homer Mews — and sits on what is arguably the finest waterfront position in Yaletown, with panoramic water views stretching from False Creek to Granville Island and beyond.

The building received the 2006 Trophy Georgie Award for Best Multi-Family Development (High-Rise) from the Canadian Home Builders' Association of BC — a recognition that reflects both the architecture and the quality of construction.

Suites are generously proportioned, with most two-bedrooms running 1,200 to 2,200 square feet and three-bedrooms from 2,200 to 2,600 square feet. Interiors were built to a high standard: air conditioning, nine-foot ceilings, Viking and Sub-Zero appliances, soaker tubs, and steam showers throughout. Select suites have private car garages. Higher floors capture mountain and water views in multiple directions.

Residents have access to Club Soleil, one of the more complete amenity facilities in downtown Vancouver — an 80-foot pool, hot tub, sauna, steam room, theatre, billiards lounge, full gym, lounge with catering kitchen, and guest suites. The complex is set within a landscaped garden sanctuary with water features and pedestrian paths.

King's Landing permits rentals with a minimum six-month term, allows up to two pets, and has EV charging on site. English Bay, the seawall, Yaletown's restaurant strip, and Yaletown–Roundhouse SkyTrain station are all within walking distance.
