8x On The Park

8X on the Park is one of Yaletown's newest condo towers, completed in 2021 by Brenhill Developments at the corner of Richards and Helmcken. The "Park" in the name is Emery Barnes Park — roughly two acres of green space directly outside the front door, which gives the building a sense of openness and protected outlook that very few downtown towers can offer. Designed by GBL Architects with interiors by BYU Design, the 35-storey tower holds 191 strata homes above ground-floor retail and a childcare centre.

What sets 8X apart from almost every other building downtown is its unit mix. More than half the homes are three-bedrooms — a deliberate, family-forward design that is nearly unheard of in the downtown core. One-bedrooms range from 466 to 644 square feet, two-bedrooms from 969 to 1,041 square feet, and three-bedrooms run from roughly 1,200 to over 1,900 square feet. Every home comes with air conditioning, Nuheat radiant in-floor heating, Nest thermostats, solar shades, and Miele and Sub-Zero appliances. At 8X, the upgrades come standard.

The amenity floor sits on level 34, where the Sky Lounge offers a rooftop social space with barbecues, outdoor dining, and panoramic views across the city, ocean, and mountains, alongside a well-equipped Sky Fitness Centre. Residents also have 24-hour concierge service, a pet washing station, EV charging, and 501 bicycle lockers served by a dedicated bicycle elevator — a nod to the building's sustainable design.
