Price per square foot is down from $1,126 to $1,028, and total dollar volume is $149.3M versus $199.9M last year. That said, the median sold price is nearly flat year over year at $884,444 versus $885,000 in 2025 — so while the market is quieter, correctly priced homes are still moving in under three weeks.

Thinking about buying in Yaletown? Here’s my honest take.

This is one of the better entry windows Yaletown has offered in a few years — and I don’t say that lightly.

Price per square foot has softened. At a median of $1,028/sqft versus $1,126 last year, you’re genuinely getting more for your dollar right now — especially in the 2-bedroom segment where the median price has come down from $1,195,000 to $1,125,000.

There’s less competition. 40 fewer transactions so far this year means less multiple-offer pressure. The buyers in the market today tend to be serious and well-qualified, which actually makes negotiations cleaner.

But don’t sleep on well-priced listings. The median days on market is 16 days. If something is priced right, it’ll be gone in 2–3 weeks.

💡 Insider tip: The Homer Street corridor — 928, 1216, 1331 Homer — is showing some of the best value per square foot in the neighbourhood right now. One-bedrooms are transacting between $470K–$537K in buildings that are well-maintained and steps from everything. Worth having on your radar.

Selling in Yaletown right now — what you need to know

The sellers winning right now have one thing in common: they’re priced for today’s market, not 2022’s.

What does “median” actually mean?

I use median prices throughout this report instead of averages — here’s why that matters to you.

Imagine lining up every Yaletown sale from cheapest to most expensive. The median is the one sitting exactly in the middle. Half the homes sold for more, half for less. It’s the most accurate picture of what a typical buyer actually paid.

The average gets distorted by outliers. In January alone, one $3.89M sale at 2302-428 Beach Crescent pulled the average price up to over $1M — even though most units sold between $600K and $900K. The median doesn’t lie like that.

Whenever you see “median” in this report: that’s the real number. The one that matters.
